Fijn Wonen Atelier

From housing factory to exhibition

Fijn Wonen is Van Wijnen's answer to three major challenges: housing shortage, staff scarcity and climate. In our own ultra-modern housing factory, ready-made factory homes are produced that are all about data, robots and precision. Fully industrial. Fully digitized. Based on 120 years of expertise.

How do you show what this industrial housing means, and what impact this has on the future of living? With the Fine Living studio, we created an experience that feels like an exhibition and fits 1 on 1 to 1 with the brand story.

The question

Fijn Wonen asked effectgroep* to develop a creative, portable exhibition that tells the story of their housing factory. An exhibition that takes visitors in a factory home along the journey from idea to proven system.

The approach

We came up with the Fijn Wonen studio: a portable experience exhibition in a factory home. Full of storytelling and experience. No ordinary exhibition, but a studio, the place where creative processes take place and results are shared.

In seven steps, visitors experience the social urgency, the choices and the breakthroughs up to the proven system that Fijn Wonen is today. Every detail is designed to surprise and linger: multimedia content, sounds, smells and tactile materials.

The workshop has a flexible structure, so that it can easily be moved and reused. This is how a one-off exhibition grows into a sustainable investment that makes an impact over and over again.

The result

In September 2025, the Fijn Wonen atelier opened its doors at De Loskade in Groningen. More than 500 visitors literally entered the story of Fijn Wonen. The reactions were unanimous: inspiring, convincing and, above all, innovative.

Internally, there was a sense of pride, and externally, confidence in industrial housing.

The studio will have a permanent character. It remains at De Loskade, but is also designed to travel. In the first year, it is expected to be used again 10 to 15 times at open days and events. This is how the impact continues to grow and Fijn Wonen remains visible as a leader in industrial housing.
